IMG_0133As one of our city’s governance concerns, it is obliged to say, that in all of our income producing departments could be that well-prepared in dealing with people in improving our service to them; just to provide what every fellow is looking forward to satisfy their needs. Thus, even in every group or organization being created and newly molded it is a must to have the intensive trainings and seminars to be undertaken.

In response to the above mentioned trainings, even the real estate’s field of profession is now having a move with those innovation alternatives to be disseminated to all of those individuals inline with this field. Among those organizations, who handles a professional seminar or trainings for the salesperson is the CREBA TRAININGS CENTER or Chamber of Real Estates and Builders’ Associations.

Just last week, October 14 to 15, 2011 the CREBA, on the 3rd time conducted the Continuing Professional Education Salesmanship Seminar. For this seminar it had almost 40 participants from different realty or groups, who are affiliated in this field. The topics covers from the profession’s duties, terms, functions and also for the personality development in dealing and handling clients as well. Two of our companions were there and had the certification already, showing the 12 units for the done seminar. That would be needed for the licensing soon to be for all real estates’ sales-persons.

For their next schedule to be for this same event, they will also remind us all and would spread the schedule ahead of time. We will update all of you as well, especially those who are interested and would rather have their future and field of profession in REAL ESTATE WORLD.

Many are in one thought of acquiring a real estate or property here in our country. Many are enthusiastic enough to own a property for them to live, where their family could feel the full protection, satisfaction, on their range of budget and of what they always perceive- Adequate Shelter for the Family.

But the question is, “what is the right thing to do? “, or “What should a buyer or a seller must consider in dealing with selling and buying a property?” As part of our duty to all of you our avid viewers, we have this excerpt from our national laws, regarding the buying a real estate here in the Philippines.

The SELLER pays for the:

  • Capital Gains Tax equivalent to 6% of the selling price on the Deed of Sale or the
  • Transfer Fee is ½ of 1% of Selling Price or Market Value of Tax Declaration, whichever is higher.

For BUYERS to remember before buying or closing the deal:

  • Make sure the “Transfer Certificate of Title” is authentic.
  • Verify that title is clean – meaning the property is not mortgaged (no liens & encumbrances on the property).
  • Make sure that the land described on the title is really the land that you are buying.
  • Make sure that the sellers are the real owners.
  • Confirm that the yearly real estate taxes are paid.

These may be simple and absurd for those people who are not inline with this process in real estate. But these are a must and to be done well to gain a complete and just process in acquiring a property. Each party must serve and function accordingly. Each must coordinate to each other parties.

Here in CDO, since this real estate is booming and vast in need for, this guide is a help for everyone who would like to own a property. Even us in RPM Realty, we encounter lots of experiences, with this situation. Therefore, it seems, we are obliged also to educate or even just to disseminate this information to everybody.

REBAP SeminarAs part for the enhancement of each broker to serve the clients fully with ease, completeness, excellence, and honesty, the Continuing Professional Education (CPE) has come to its accomplishments.  This is required for all the brokers to be, to finish all the 24 units in CPE. This is a must to all of those licensed brokers aspirants, before taking the exam. Well, it is just to say, “Attendance for every topic to be discussed is a MUST!” Just recently, the REBAP staff had once conducted a seminar for all the licensed brokers in the Philippines mainly here in Cagayan de Oro, last Saturday, August 21-22, 2010 in Budgetel, Corrales Street. It was participated by few personalities in diverging professions. There were Architects, lawyers, Businessmen, Realtors, and Appraisers, who are licensed brokers.   On the first day, program started at 8 o’ clock in the morning and ended up at 9 in the evening.

The day was done with the series of lectures as well as review for those who were done with the topics discussed. The  sessions below will show the topics with its corresponding speakers. The seminar covered not only the rules, acts and duties only of the brokers. It also talked about the development of the City of Cagayan de Oro and its prospect projects within its vicinity. Thus, it shows that our city is having its dynamic functions, vision and mission, and its prosperity as well, which benefited to every Kagay-anons. One thing which caught my attention is the emphasized facts by the Housing and Land Use Regulatory Board (Northern Mindanao Region), regarding the bases of how they would approve every developer’s project. That was so substantial, that every participant had absorbed and understood those bases well.

On the second day, the seminar had lined the legalities of every act by each broker and the things which should be in mind always. It talked about the finances and the other essential reminders to be enacted and not to be enacted by the brokers. It also viewed how to deal with the property dealings properly and legally in all means.

Thus, the seminar’s topics above viewed the lenient and just acts, and rules, which is in compliance and accordance of our constitution for the said profession.

The seminar ended on the second day at almost around 7:00 P.M, with its served dinner for every one. As the secretariat of the said CPE Seminar, I would say that, “It was an awesome and informative event! Congratulations to the REBAP staff and members for the successful CPE seminar!”

It’s not uncommon for a first-time home buyer to say to me, “Gosh, just last week I called you about buying a home and now I’m in escrow! How did this happen so fast?”

The answer is it didn’t. First-time home buyers start the search long before most even realize it.

Here’s what you can expect from your home shopping experience.

Benefits for a First-Time Home Buyer

You should buy a home. That’s what you’ve been hearing from friends and family, right? So, by now you have likely already weighed the benefits and decided that home ownership was the best decision for you. That’s a major hurdle now passed. You are focused and certain. Good.

Defining Search Parameters for a First-Time Home Buyer
Almost 80% of all home searches today begin on the Internet. With just a few clicks of the mouse, home buyers can search through hundreds of online listings, view virtual tours, and sort through dozens of photographs and aerial shots of neighborhoods and homes. You’ve probably defined your goals and have a pretty good idea of the type of home and neighborhood you want. By the time you reach your real estate agent’s office, you are halfway to home ownership.
How Long Should It Take to Buy Your First Home?
In seller’s markets, often I show only one home. After all, how many homes does one family need? A few buyers will look for years, but buyers who do that aren’t motivated. A motivated buyer will find a home within two weeks. Most of my buyers find a home within two days.

Good real estate agents will listen to your wants and needs and arrange to show only those homes that fit your particular parameters. Your agent should preview homes before showing them to you as well.
How Many Homes Will a Home Buyer See?
Studies show that your memory dramatically improves after consumption of carbs and slows upon consuming sugar. So, lay off the soft drinks and have a hearty meal of carbs before venturing out to tour homes. The average number of homes that I show to a buyer in one day is seven. Any more than that, and the brain is on overload. Therefore, don’t expect to see 20 or 30 homes; although it’s physically possible to do so, you probably will not remember specific details about any of them.
The “Red Shoes” Experience for a Home Buyer
Women will relate to this. Say, you need a new pair of red shoes. You go to the mall. At the first shoe store, you find a fabulous pair of red shoes. You try them on. They fit perfectly. They are glamorous. Priced right, too. Do you buy them? Of course not! You go to every other store in the mall trying on red shoes until you are ready to drop from exhaustion. Then you return to the first store and buy those red shoes. Do not shop for a home this way. When you find the perfect home, buy it.
How a First-Time Home Buyer Can Rate Inventory

* Bring a digital camera and begin each series of photos with a close-up of the house number to identify where each group of home photos start and end.
* Take copious notes of unusual features, colors and design elements.
* Pay attention to the home’s surroundings. What is next door? Do 2-story homes tower over your single story?
* Do you like the location? Is it near a park or a power plant?
* Immediately after leaving, rate each home on a scale of 1 to 10, with 10 being the highest.

View Top Choices a Second Time Before Buying That First Home
After touring homes for a few days, you will probably instinctively know which one or two homes you would like to buy. Ask to see them again. You will see them with different eyes and notice elements that were overlooked the first go-around.

At this point, your agent should call the listing agents to find out more about the sellers’ motivation and to double-check that an offer hasn’t come in, making sure these homes are still available to purchase.
Making the Selection To Buy a Home
I’ll let you in on a little secret. I generally know which home a buyer is going to choose, and I suspect most other agents operate the same way. It’s an intuition. But I make it a practice not to steer buyers, and I insist that buyers choose the home without interference from me. It’s not my choice to make.

License Real estate agents are required, however, to point out defects and should help buyers feel confident that the home selected meets the buyer’s search parameters.
