They even extend the projects to make those fly-overs in Puerto, CM. Recto areas and in the highway entering to uptown areas, which is also Macanhan, Zayas and Carmen intersections are at. The operations are now on its great development and that helpful in the way yet luxurious and pricy of course.

The Puerto fly-over was the one which started first and done first in line. It has been operational since months ago. Followed by the CM. Recto fly-over, this was just operating and open to public and all vehicles just last month. The last one is Macanhan intersection, which is soon to be open and be done accordingly. It is said to be open by the 15th this November. And thanks goodness, because it is now OPERATIONAL!

Having these road developments could really make our day’s faster in transportation and could even help us as well to be more on time and make our business transactions easier. As what most of the people clamored and murmur as well, when these fly- over were started months ago, it somewhat hinders our transaction to be successfully done and on time. Lots of destructive comments with these projects were being laid and heard, of course by our city governance. The big wave of this was the traffic jam in almost all areas in the city. It took us hours to be in the area of our destination, and vehicular accidents as well were being reported. But those negativities of these developments were just spices to make our city that bountifully viewed as Metro soon!

Vitally, those projects give us more advantages and edges to make our business better and to boost to its pick! Just like in Puerto and CM Recto areas, all vehicles there are in easy access to the opposite areas. Isn’t it that great? Yes it really is! For sure, it’s not only me who is excited and in great happiness to have these development done before the expected time being disseminated.

Great and very great innovation is really coming over to our city months from now. It has been being planned, sketched and even prepared theoretically and actually by every personage in Cagayan de Oro Gateway Corporation. We got all of those ideas during the Professional Training and Seminar held by Avida Property Management Corporation (APMC) last October 27-28, 2011. We in realty or brokerage field were being invited to join and be acquainted with the said project with its total details and the benefits in availing these units would be. On the training, there were numbers of sales persons and brokers were being in the venue and were even made to the last day, which is the graduation day and wherein, we had our team revalida and written exam taken.

The management required all of us to take both of those to check if what they had shared were being absorbed, and to check our professionalism as well while on field of sales. That was amazingly done and that educational. All of us had enough learning and discoveries from the people who conducted the training namely; Robert Ramirez, one of the sales personnel of Avida Land Corp. and Sheryl Lazaro, his collegue.

In our own group, there were 7 of us who finished the two-days training seminar up to the revalida and exam. All of us will be waiting for the result and for the launching of the Centrio Tower, of course! This will be an exciting product and market to be. We are all excited and courageous enough to be part of the sale and for the success for this product owned by CDO Gateway Corporation!

The said training seminar was done with the fellowship and the cheers on our faces. That was worth one! And it was our honor and pleasure to partake the professional learning and training by those people all the way from Manila. Of course, for the very competitive product- CENTRIO TOWER which model units are soon to be done and displayed parallel to the project itself!

As part of their prepared activities or schedules events is the show down of drum and bugle or bands in every leading group of schools in the city. As part of this event just last October 02, 2011, in the morning, the Cagayan Provincial Capitol office and staffs conducted the competition and the same time the presentation of every selected schools to show their skills in this field.

Along with the celebration of the 18 Cooperative Month Celebration of the city, the City High School with their yellow-action moves, MOGHS in blue wear moves, City Central elementary and for the first time, the Lourdes High School Drum and bugle, participated for the said cooperative celebration. They were on the said scene to make the event more colorful and that meaningful, with the skills and the talents they have for the city to be proud of.

In fairness with the students and the pupils who participated the said event, they did very well! They made the celebration that magnificent with the choreographers and the dance moves they ever practiced with along with their trainers in schools. Also, this is not the only considered success of this event. Even these students and pupils were really marked with the history of the City of Golden Friendship’s success in the way they know!

What made me destructed with this event is the drum and bugle of Lourdes College High School Department. They are the pioneering group who made it to the event to participate and be selected by the city government to present, along with those veterans group of schools in the city who made the city to be proud of. With their pink Barbie-like costume, plus their dancers and lead, who are having the very towering heights, which made them very attractive. Though it is their first time to join the event in the history, they showed the real beau of the Lourdes girls who, too, could show the best that the crowd is longing for! They shun, yes they did!

This is in line with the Consolacion Fiesta as well. The said Barangay celebrated their ever celebrated their annual events. And as part of our thanks giving as well, we celebrated this event with our general manager’s family! This is as well to show camaraderie and good rapport between employer-employees relationship.

Being one of those people who are involve of real estate marketing or works, it is a must to be updated, advance as possible in all aspects and topics in the city, be alert in all of public laws and even the national laws in terms of real estate enhancements. It is now a mandatory for every body to be a Professional Real Estate Person, in all dealings.

In response to this requirement, the Chamber of Real Estate and Builder’s Association (CREBA) had held a Continuing Professional Education (CPE) for all sales persons last May 27, 2011- May 29, 2011 at Budgetel Hotel, Corrales, CDO.  This was participated by numbers of sales persons under varying realty manage by different licensed brokers in Cagayan de Oro City. Not only that, there were two people, who are broker already, who joined the CPE, since they were not able to complete their CPE units for their license renewal. For the exact schedule and topics discussed, here are the details:

May 27, 2011:

With these topic, Real Estate Brokerage Practice, by Edgar Paolo Gorospe from 6:00 pm- 9:00 pm.  All of us where once again reviewed with the thoughts and ideas of what the realty and our functions should be as sales persons, under our licensed broker.

May 28, 2011:

This is the 2nd day for the CPE, and the speaker was Atty. Leo Paolo Perez, with the two topics- Fundamentals of Property Ownership and the Real Estate Service Act / (RESA).  These were about the national/ public laws, that all of us in the business must take into consideration upon dealing with this kind of work. These are not just laws, but must be observed, in order for all of our transaction is done accordingly and lawfully. The session ended at 3:00 pm.

May 29, 2011:

The last day of the said CPE seminar and we started at 1.00 pm with Business Communication topic by Professor Ramon Abrera. He is teaching in Liceo de Cagayan University. He made the lousy afternoon to its total awakening demonstrations and catchy illustrations. He made it well and made the afternoon fully GAY, and that meaningful with all the communication strategies in dealing with not only- CLIENTS in the business, but to everybody and to everyone we meet. We ended up this day topic at 3:00 pm, and then followed by Personality Development by CRB. Mequesa Marie Chan. With this, she reviewed us of our every strength, which must be affirmed and improved, and not to be weakened by our weaknesses. We ended these 12 total units of Continuing Professional Education on this day, at 5:00 in the afternoon.

The said seminar was only for P1, 000.00 as registration. With its covered topics for the said sessions, it is enough to comply all of the requirements for Sales Persons’ Licensing. It is the major requirements of the said licensing to be which will end up to this July 30, 2011 for all Real Estate Sales Persons.  The CREBA is will be the one to assist us for the application for this licensing. We are still waiting for the PRC’s Guidelines to comply all of our requirements and for the next steps to do.
